Letting Services

Should you not wish to go for our Rent Assured scheme, we can still assist you in finding prospective tenants with the option of taking on full management. Our fees are listed below.

Letting Introduction Service (Bronze Service) 9.6%
(8% +VAT) Commission of the gross rent for the duration that the Tenant is in the property.

This Service includes
1. Introduction of the prospective tenant.
2. Conducting viewings.
3. Negotiation of the terms of the Tenancy between Landlord and Tenant.
4. Drawing up of the Tenancy Agreement.
5. Collecting the deposit and passing this onto the landlord to hold (as stakeholder) in a government approved scheme. Payable by the Tenant against rent arrears and dilapidation as stipulated in the Tenancy Agreement.
6. Making every effort to notify service companies and the council at the commencement and termination of the Tenancy.
7. Carrying out a basic check-in and check-out.
8. Tenant to deal directly with the Landlord upon commencement of Tenancy

Letting Service With Rent Collection (Silver Service)12% (10% +VAT) Commission of the gross rent for the Duration that the Tenant is in the property.

This service includes:
1. All service itemised in – Letting Introduction Service (Bronze Service)
2. Collection of Rent as stated in the Tenancy Agreement.
3. Quarterly rental statement provided to the Landlord.
4. Tenant to deal directly with the landlord upon commencement of the tenancy

Full Management Service (Gold Service) 14.4% (12% +VAT) Commission of the gross rent for the duration that the Tenant is in the property.

This service includes:
1. All service itemised in – Letting Service With Rent Collection (Silver Service)
2. Monthly rental statement provided to the Landlord stipulating rent received along with expenditure.
3. Day to day management matters including minor repairs up to a maximum of £500.00 +VAT. Repairs costing £100.00 or less are instructed without contacting you.
4. Property visits once every six months in order to carry out a general inspection of the property.
5. Our management appointment is for the letting period and does not include security or supervision of the Property when it isn’t let.
