Landlord Process

How we work with new landlords;

 

Step 1
Upon viewing your property we will carry out a full paper inventory and video, we will then make recommendations on what needs to be done to bring the property up to standard. We would also outline how County Rents operates and how the Assured Rental Scheme works, as well as our landlord process.
Following on from the viewing we would confirm what we have discussed in a letter, also summarising the rental payments, council tax liability, utilities, furniture requirements, inspections and repairs.
Step 2
A letter of offer will be sent detailing the documents County Rents require and any additional checks or any necessary works required.  On completion of these and the submission of the requested paperwork, we will ask you to complete and sign a document confirming your contact and payment details.

 

 Step 3
We will send you a confirmation letter once we have let your property confirming your management start date, first rental payment date and also your closing utility readings.

How we work with existing landlords;

 

  • Property Inspections

Property Managers endeavor to carry out inspections every 4 to 6 weeks.  During these inspections, videos are obtained noting wear and tear and anything that could compromise Health & Safety compliance. Landlords are contacted with our recommendations for action on essential works and repairs.

 

  • Property Maintenance

Our dedicated maintenance team undertakes basic maintenance and repairs. Where required, we have a number of trade experts that we have worked with for many years,  they are trained to follow County Rents Code of Conduct, respect the tenants, the property and understand our standards for quality workmanship.
